tender for requirement for premises on lease and rental basis - requires a well-constructed or under construction commercial premises preferably on ground floor with good frontage, facing main road with adequate parking for its existing kogri branch at udri village, soraba taluk, shivamogga dist branch location in having required carpet area 1200 sqft 1. the premises should be located on main road within the udri village boundary soraba taluk, shivamogga district, karnataka with good frontage preferably at the ground floor. 2. separate toilets for gents and ladies should be provided within the premises. 3. separate electric meter of required power load (20 kva), other required electrical facilities and additional points (lights, fans, power) as recommended by the bank, should be provided. 4. continuous water supply should always be ensured by providing overhead tank and necessary taps and separate water meter is to be provided by the landlord. 5. premises should have the rooftop space for installation of vsat antennae/mpls tower/solar panels or any other equipments on the rooftop without any additional cost. 6. floor tiles of size 600 mm x 600mm of marbonite /vitrified, ivory/snow white stains free shade or equivalent of similar shade, should be provided for the branch premises. 7. offered premises should be ready for possession or at final stage of construction and in such case, the premises should be ready for commercial use within three months. 8. the offered premises should not be more than 10 years old and it must have the residual life of minimum 40 years. 9. premises would be taken on lease for minimum of 10 years (5+5). 10. the premises should have the valid marketable title. the building should have the permission for commercial usage and if any misuse charge is levied at a future date by the statutory authorities, premises owner must bear the same. 11. the premises should have the parking space for the cars and bikes of bank’s staffs and customers. 12. construction of the building must be as per the site plan approved by local administration/ competent authority and landlord must provide the copy of the same for verification purpose. 13. landlord must produce all the required property documents to bank’s empaneled advocate and valuer to check the title and construction quality of the building. 14. the landlord must carry out all the structural modifications and improvement required in the premises at his own cost, suiting the need of the bank. 15. the premises should have the clear title and there should not be any litigation or dispute over the property. 16. the landlord must provide the rolling and collapsible shutter at the entrance of the branch.17. landlord to provide space for the display of bank’s signage/electronic board at the prominent place of the premises. 18. the structure of building should be strong, windows of the premises should be grilled with iron bars of minimum 12mm thickness with meshing of 100x100 mm and there should be only one entry/exit point. 19. all taxes including building, water and property tax etc. are to be borne by the landlord. at the time of offering premises to the bank for lease, all statutory dues/ taxes should be paid, and it should not be pending with any govt/pvt body. if any such dues arise in the future, landlord must clear them immediately. 20. in case of any unforeseen events leading to requirement of general maintenance of the premises such as leakages, water logging at the premises including basement, blocking of drainage etc. to be carried out by the landlord. 21. landlord to construct the strong room with its own expenses within one month after selection of the premises as per rbi specifications: a. wall thickness – 300 mm b. strong room height – 9 ft c. floor/roof thickness – 300 mm d. concrete mix for construction of wall, floor and roof should confirm to m20 minimum. e. reinforcement steel bar - 12mm reinforcement grid mesh in mm- 150 x 150 x 150 ctc 22. landlord to provide enough lighting and fan points at the premises. there should be sufficient provision for installing air conditioners and generator set by the bank. any alterations required for such installations shall be borne by the landlord. 23. landlord to provide ramp for pwd (persons with disability) at office. 24. joint measurement of the premises shall be done, and rent will be paid for the carpet area of the premises as per joint measurement certificate and the same will be a part of lease deed. 25. in case landlord has availed any loan against the mortgage of land or building offered for lease, the landlord has to obtain “no objection certificate” from the mortgagee bank/financial institute and landlord has to also give undertaking that he shall service monthly bank dues to the lending bank/institution of the leased premises in time, failing which if any demand from the lending bank / institution will come to our bank, bank has right to remit the net rent amount only to the lending bank/institution during the current of lease period. 26. rolling shutters with central locking system and collapsible gate to be provided by the landlord at the entrance and at any other point which gives direct access to outside.
